If you are getting ready to sell your home, there are several things you may be asked to consider during negotiations that center around your roof. To be prepared for this, we have listed the most common roofing questions sellers are asked during home sell negotiations.
1. When was the roof last replaced? How old is the roof now? What is the cost of a replacement roof?
2. Is the roof certified? (For information on roof certification, see our articles on this topic.) If not, are you willing to have a roof inspection completed prior to closing?
3. Are there homeowner’s association issues or rules related to the roof or roof repairs?
4. If roof repairs are needed, are you willing to negotiate on the selling price?
5. How does the roof ‘look’? Is it aesthetically appealing? Does it have ‘curb’ appeal?
6. Have you ever filed a homeowner’s insurance claim for roof repairs? If so, when and for what type of damage? How did the damage occur?
Selling a home is hard work and requires hours of intense negotiations and work. Some lenders will require that roofs are certified or inspected prior to closing and that money be held in escrow to cover roof repair costs based on previous negotiations.
If you have replaced or repaired a roof, you should be able to provide documentation showing when this was done and what warranty is now available on the roof. Being prepared for the questions potential buyers may ask about the roof helps you best determine your bargaining power.

Colorado Moves to Tighten Regulations on Roofers
In an effort increase the level of professionalism among roofing contractors and eliminate unscrupulous fly-by-night “storm chasers”, the Colorado legislature has taken steps toward enacting new legislation that will require roofing contractors to register with the state and meet certain minimum requirements before performing any roofing work within the state.
Roofers who register with the state will be required to pass a nationally recognized examination and will be registered as roofing contractors, master roofers or residential roofers. Registered Colorado roofers will be required to carry a minimum level of liability insurance and comply with regulations concerning business practices such as providing written contracts and including specified information in every roofing proposal.
Violators of the proposed law will be subject to fines, revocation of their registration and injunctions prohibiting them from doing roofing work in the state. If passed, the bill will take effect on March 1, 2012.
While some roofing contractors have complained about increased government regulation, most reputable contractors welcome this effort to preserve the integrity of the industry and protect both consumers and legitimate roofers from dishonest roofing contractors who have given the industry a bad reputation.
The roofing industry is plagued by storm chasers who flock to an area after a major hail or wind storm and use shady tactics to line up roofing work. They then do substandard work and move on to the next hard hit area before the homeowner discovers the problems with their roof. The homeowner has no recourse because the roofer is long gone.

Cherry Creek’s SWAP program provides opportunities for young adults with mild to moderate disabilities to move forward with their career development. Qualified young adults are provided employment related education to help them identify a career path. The program also provides disability mentoring for young adults that gives them an opportunity to explore career paths at government and business and develop relationships that can lead to employment opportunities.
